I took the morning off and went to the valley today. I needed to verify that a tenant vacated. He did, kinda. Left a lot of trash. But, thank God he's out and the owner is coming up to do the dirty job of making it rentable. I did have to put my gag reflexes on hold and I tried to look without touching anything. Ick.
I did the drive-by of all of the places and my dad called me when I was two blocks from one of his places to tell me to drop by and get the phone number of a tenant so he could arrange for some repair. Then he called again to say that a realtor had called him with a house that just came on the market. I drove by, peaked into the vacant windows and told him to buy it. He called the realtor to meet me and when she showed up, we realized there wasn't a lock box. It was literally on the market that day, the owners had just signed the papers. I went in through a window. I called him and told him to buy it. They faxed papers back and forth. He bought it.
With his new house in Troy, he told me he's coming down to sign the papers on August 11. Yeah, he messed up, that's the weekend of the juried Art and Craft Fair in Sandpoint. I haven't missed one in about 10 years. I even flew to Idaho when I lived in California just to go to it. When I pointed out his glaring error, he said we could still make it. We could leave early Saturday morning and then I could even bring a load of stuff back for him. But, the plan was that the next time he came, he'd replace my toilet so, tough choice.
